Project Administration, Business Expansion, Mergers and Acquisitions, Consolidations, New Construction
Our management and staff are committed to promoting economic development at the regional, state and local levels. In addition to providing a comprehensive array of environmental, health and safety regulatory compliance services to our clients, Cornerstone staff has the knowledge and expertise to assist incoming companies with a critical component in the economic development process.
We provide support through the site selection process with a focus on achieving a flexible and cost-effective permitting scheme with timely outcomes. Our team understands that decisions regarding new construction, expansion or consolidation encompass many factors and can be very challenging – in particular, regulatory considerations. Clients need an astute and experienced resource to ensure an environmental impact evaluation is thorough, and that conclusions regarding timing and costs are accurate. This process starts with partnering in project planning. Cornerstone can conduct these services with an economic development organization, construction firm or directly with the client.
Our team is there to assist during the project planning and construction phases, as well as ongoing compliance assistance after facilities are operational. Our goal is to be a reliable resource for you as you pursue opportunities with companies seeking to locate in your area.
Our staff works in partnership with clients to provide guidance on projects involving new construction (including Brownfield or Greenfield sites.) Our collaborative approach allows clients to make proactive decisions regarding:
- Environmental site investigation and planning
- Site risk analysis and potential liabilities
- Project planning and execution
- Project value (related to environmental requirements) and anticipated return on investment
Risk-Driven Site Investigation Approach
Our planning focuses on site investigations which are “risk-driven.” This approach allows us to identify the most efficient and cost-effective site remedy at the outset of the investigation.
In transactions involving mergers and/or acquisitions, Cornerstone has experience on both sides of the table (representing both buyers and sellers), and recognizes that seemingly simple tasks, such as timeliness of requests, can significantly impact a deal. We understand that timely delivery of accurate, relevant and organized data in a secure environment is critical in a transaction.
Projects are successfully executed through our disciplined approach to planning, organizing and managing necessary resources and deadlines. We deliver project oversight, customized visual aids and systematic organization of due diligence, findings and recommended actions. By presenting information in this way, all team members can immediately key in on the status of significant issues.
Permits and Approvals
Many times, prospective companies have questions or concerns about environmental permits and approvals, as well as other related questions. Likewise, existing facilities may be growing at a pace that challenges them on issues such as environmental impact of building expansion and potential permit modifications, as well as training new employees on safety requirements, safety culture and other issues. We work in partnership with clients to provide due diligence for both new construction and acquisition of existing facilities as well as ongoing services related to regulatory compliance and continual improvement.
Cornerstone services clients throughout North America, Europe and eastern Asia. In fact, approximately 40% of our clients’ facilities are owned by parent companies outside the United States. As a result, we have extensive experience in working with a diverse group of clients and have a proven ability to communicate effectively with pertinent ancillary parties.
